REO OFFER INSTRUCTIONS

 

  1. Buyers MUST be pre-approved through a Bank of America Lender (unless all Cash offer)  ******    John Aronhault @ 916-524-4507 *****     (Your buyer is not required to use this lender, but is required to get a pre-approval letter.)        
  2. Free Appraisal and Credit report if buyer finances through Bank of America Home Loans.
  3. This is an "AS IS" sale. The seller will not make repairs, all reports and inspection are for informational purposes only.
  4. All Offers must include - State Purchase Contract (RPA), Pre-Approval Letter or proof of funds for all cash offer, Copy of the earnest money depost.
  5. Once offer is accepted the earnest money must be a cashiers check.
  6. If there are multiple offers we will ask for Highest and Best and will have 24 hours to reply.
  7. You should recieve a response from the bank witin 2-3 business days.

"AS IS" informtion

Bank owned homes are sold "AS IS". If your clients loan is FHA all repairs will be the responsibility of the buyer. If there are itmes that need to be cleared for FHA approval you and your buyers will ned to have the itmes repaired as needed.

 

UTILITIES

All utilities should already be on at the home. However, since the home is bank owned it is your responsibility to verity all the utilities before you have your inspections done. If the water, electricity and or gas are not on please let us know immediately so we can notify the bank.
